Q: What appliances are available in the apartment?
A: Our apartment homes come fully equipped with all GE stainless steel appliances, including: refrigerator, electric stove/oven, microwave, dishwasher, garbage disposal, and full sized washer & dryer.

Q: Does your community offer furnished apartments?
A: We can assist you in renting a furnished apartment home through our relationship with Cort. Please inquire with our Leasing Team for more information.

Q: Is there in-unit laundry?
A: Yes, all apartment homes come equipped with a full sized washer and dryer.

Q: Is there in-unit air conditioning/heating?
A: Yes, all apartment homes at Sunela have air conditioning and heating.

Q: Are there ceiling fans?
A: Our apartment homes come equiped with ceiling fans in the living room and bedrooms.

Q: What kind of smart technology packages does the community have?
A: The Smart Tech package at Sunela includes managed Wi-Fi through Cox, Sunela is equipped with a convenient smart home technology package designed to enhance comfort, connectivity, and peace of mind. Each apartment home includes managed WiFi service through Cox, allowing for seamless internet connectivity throughout your home. Residents also enjoy smart thermostats for easy temperature control and energy efficiency, as well as electronic door locks.

Q: Is parking included?
A: Each apartment home includes one reserved parking space for a monthly fee. Additonal spaces can be reserved. For specific details, please speak with the leasing team.

Q: Is there guest parking available?
A: Guest parking is available on the north side of the community, with additional limited guest spaces located near the entrance to the gated parking garage.

Q: Are storage units, garages, or carports available to rent?
A: Sunela has a private parking garage for residents and guests. We also offer additional storage units for rent.

Q: Is there a resident referral program?
A: Friends make the best neighbors! Our community offers a referral bonus for eligible resident referrals. See a team member for more details.

Q: Are there community events?
A: Yes! We host monthly resident events that are a great way to meet your neighbors and enjoy everything Sunela has to offer.

Q: What is your pet policy?
A: A maximum of 2 pets are permitted per home. Breed restrictions apply and pets must not exceed 100lbs.

Q: What amenities are offered?

Q: Is there a fitness center?
A: Enjoy our impressive two-story, 24/7 fitness center, complete with free weights, TRX, cardio equipment, Peloton bikes, and a Jacobs Ladder for a well-rounded workout experience.

Q: Is there a pool and is it heated?
A: Yes, we have a heated pool and spa.

Q: Do you have a coworking space?
A: Sunela has the ultimate work-from-home setup with multiple coworking pods and a conference room.

Q: Is this a smoke-free community?
A: Sunela is a non-smoking community.

Q: Are there EV charging stations?
A: We do have pay-per-use EV charging stations in our private garage.

Q: Can I rent out amenity spaces for private events?
A: Yes, amenity spaces can be rented out for private events.

Leasing & Application

Q: What information do I need to provide for my application?
A: Personal information, current address, and employment details are required.

Q: How soon will I hear about my application?
A: You can expect an update on your application within 24 hours.

Q: Are there any income or credit requirements?
A: Leaseholders must have a gross monthly income equal to 2.5x the base rent, and guarantors must have a gross monthly income equal to 5x the base rent.

Q: Is there a cost for breaking a lease?
A: A 30-day written notice is required to terminate the lease agreement early. Within 14 days of submitting this notice, residents are required to pay an amount equal to two times the base rent, in addition to repaying all upfront concessions received at move-in.

Q: Is the first month’s rent deposit refunded if application is denied?
A: Yes.

Q: What are the lengths of leases?
A: We offer 6 to 15 month lease terms.

Q: Can I schedule a tour of the apartment?
A: Absolutely! We’d love to show you your new home. We offer both virtual and in-person tours to fit your preferences—simply contact us or use the “Schedule a Tour” button to book your visit.

Q: How do I submit an application?
A: Applications can be submitted on our website through the "Apply Now" button.

Q: How do I report a maintenance need?
A: Maintenance requests can be submitted through the resident portal or by contacting the office during business hours. After-hours emergencies can be reported by calling the front office and following the prompts.

Q: Is there maintenance assistance 24/7?
A: Emergency maintenance assistance is available 24/7. Emergencies include fire, flood, HVAC failure based on outside temperatures, clogged toilets in single-bathroom units, active leaks, and lockouts. Non-emergency work orders will be addressed the following day.

Q: When is rent due and how do I pay it?
A: Monthly rent is due on the 1st and can be easily submitted via the Resident Portal. Please be aware that credit or debit card payments may be subject to a processing fee.

Q: Are there any current move-in specials or promotions?
A: Please contact our leasing team for the most up date specials for Sunela.

Q: Is renter's insurance required?
A: Renters’ Insurance is required but not included.

Q: How much notice is needed before moving out?
A: A 60-day written notice is required prior to the lease end date to confirm your intent to vacate the apartment.

Q: Do you have any Preferred Employers?
A: We offer exclusive incentives for our neighbors including American Express (AMEX), Honor Health, Sprouts, Republic Services, Mayo Clinic, TSMC, Phoenix Police & Fire and Active duty military.

Q: Is there public transportation within close proximity to the community?
A: There is public transportation operated by Valley Metro in the area (Valley Metro Bus Route 44 & SR51 Express Bus.)

Q: What major freeways are close by?
A: Sunela is located in North Phoenix, which places us near several major freeways including the Loop 101 (56th St exit) and Highway 51.

Q: What does commute time to major cities look like?
A: Sunela is centrally located in Phoenix, with key destinations like Downtown Phoenix, Old Town Scottsdale, Tempe, and Cave Creek all within a 30-minute drive.

A: Sunela is about a 25-30 minute drive from Phoenix Sky Harbor Airport.
